Do i show seller the real CMA price

If im getting a deal and i tell the seller i need to get his house at a certain price that also works for me then i say i need to do CMA.

If the seller was selling his house for 120,000

And the CMA says its 100,000 but i need to get it for 70,000 ( my profit) do i show the seller the house is worth 100,000 and i need to get it for 70,000? Or i show him that his house is 70,000?
