Hello BP,  I have a situation that involves my father in law who's a longtime investor with multiple free and clear small apartment buildings in a good market. 

RealtyMogul - https://www.realtymogul.com/ - Also utilizing Reg A+, they recently added what they call the MogulREIT, with an advertised return of 8% and also with a minimum investment amount of $1,000 HoldFolio -https://holdfolio.com -Investors purchase a fractional ownership interest in a portfolio of 10 single-family rental properties (or a single apartment building) that the company already owns, receiving both fixed interest payments and a profit-share upon sale or refinance.

If you go upwards of $200k you can end up in a quad or 6 unit apartment building.Whichever out of state market you choose it's important that you do a few things to ensure it's as smooth as possible.

My wife and I both work in marketing / brand management for large organizations, but there is a part of us that still thinks like engineers.

The property has 6 individual apartment homes on one lot. 

@Danny Duran  We ended up doing a lease on a 2 br apartment.  

I’m wanting learn more about apartment investing and leveling up my life in general.

I am attached to it and the Superbowl is being hosted here next year so I would like to have it for that experience but why defer obtaining my goal of acquiring a multifamily (or even apartment complex >16 doors).

I'm looking to buy an apartment building in the 800k-1.5 million range.
