Especially, with income producing properties. 

Our long-term goal is to own several homes that produce passive income while we maintain our careers. 

I hadn't considered legal action once tenants are long gone, but it was good to look it up. 

I'm posting this asking for anyone who has been in this position to share their knowledge about creative ways to get into my first investment, steps/actions I can take to move this goal forward, or other resources I can use.

The officers adviced me to seek legal actions stating that they can't do anything to the seller without court orders because it is now a civil case.

I think time is the biggest benefit on an investor's side, so I want to take action and get on to the next one.

These have two different actions associated with it. 

There are tons of opportunities and tons of people trying to get a piece of the action right now.
