If the whole point of due diligence is to make sure everything is in order from what was advertised and offer an opportunity to re-state terms or back out legally from a deal, then it would seem those contractors that did all the engineering/appraisal/inspection work would still need to get paid somehow -- which would then come out of investors pockets on that deal that did not close.

While it may seem counterintuitive to advertise the open house to homeowners who already live in the area, there are two reasons why I do this: Local residents could have family or friends who are looking for a home, and they can help me spread the word.People will see how dedicated I am to selling homes in the neighborhood and be more inclined to work with me if and when they move.

The FTC, DOJ, and FinCEN have been silent on the compliance issues related to the advertising and selling of the home.Remembering that I am not any kind of attorney, least of all a regulatory attorney, I believe that anyone who thinks the exemption is some kind of get out of jail free card is engaged in very dangerous magical thinking.
