If you are in a market with long term growth prospects (and we are), then over the next 10 years or so price appreciation will be a tailwind on the returns of your rental. 

My personal call is that it feels like we are in year 10 of a 20-year long tech boom. 

We are in Wisconsin.  

We are looking to invest in a single family home that would serve as a vacation property in Florida. 

After lots of hard work, learning curves, research, and BP podcasts of course, we are in a position to do the projects we love on our own.

About to go to Korea for a year then unsure which state coming back to..... we are hoping San Antonio, TX.

So we are currently stationed at Camp Pendleton, CA.

Happy to help with the above, we are licensed in Indiana and one of the biggest lenders there. 

But also consider that many Section 8 tenants work little to none, some haven't worked in years, and they will be home all day every day causing a lot more wear on a home than someone at work forty plus hours a week.I finally found a decent person who actually had a job, seemed fairly responsible, and was trying to get off of the government feedbag.
