As an aside, you should read your state’s statutes that regulate tenant-landlord relationships at least once.

Hi everyone,      I am a newer Realtor who is very into investing and wants to work exclusively with investors and bring them deals to create relationships while building my bank account for my househack.

Many brokers had borrower relationships but no capital.

I think our smaller number of tenants has allowed us to build a relationship that may not be possible if we had more tenants.

If you are feeling taken advantage of, it's going to be a poor relationship.

My contract stated that if during the rehab the contractor notice something that was possible toxic he will test and notify the customer.

I worded that way because my understanding is that if worded as 1st, last and security, It could be perceived in court that was the person was a tenant, making me responsible for repairs or other things that a normal landlord/tenant relationship would entail.  

Again just looking to connect with others in my area to build relationships with and discuss investing strategies.
