What do investors look for in an agent bringing them deals?

Hi everyone, 

I am a newer Realtor who is very into investing and wants to work exclusively with investors and bring them deals to create relationships while building my bank account for my househack. Are Realtors expected to run full analysis for these properties or simply run comps and find the ARV and see if the property is under 70% of ARV and then ship them off to investors?

If you were working with me, I would tell you the requirements I need, and you would just bring me the properties as they fit my criteria.  Every investor's criteria is different, but they should involve the following:

a - Specific location
b - Maximum Asking Price

As far as the comps, that is a seperate funnel and is one of the basics to establishing the Specific Location.

As far as Analysis, I do my own, which is one of the basics to establishing the Maximum Asking Price
