As long as you have the appropriate documents/agreement between yourself and the mail-person (once they find you a deal), you should be fine.

A document that you accidentally sign personally, and not as a member of an LLC, a personal social media post, etc, can all be grounds to move to you anyways.

The seller is requesting inspection is done within 7 days, but in California the seller has 7 days to submit the disclosures.
