This was especially sinister because to the tenants, the locks functioned normally, but they would unlock with any key that fit the grooves (most any house key).I understand that one of their ex's lived across the street for the first few years they were there.

agreed neiborhood is everthing i have a duplex for sale in indepance i70 and sterling for sale . and the rents are much lower than north of the river. 

Moved to North Carolina 3 years ago but continue to invest in NYC (as well as NC now). 

We do have code enforcement here, but they are just concerned about the signs we place on city property (medians, next to street lights, etc).  

I say it's what it would fetch on the market, but there really aren't many comps except on the other end of my block where someone demo'ed a house (anticipating later construction) on a same-sized double lot (102x134) but their cross street is a quiet street, and mine is busy.

I'm an investor friendly agent, mostly working in the North side of Houston and downtown area with long-term buy and hold investors of SFH and small multis.

However, I just recently came across a 2 unit duplex has just become available on my street and I am very interested in obtaining it!
