There is room to move the stairs to a different location but without having done one of these before, had a few questions I was hoping you all could chime in on.1) What amount should we budget to install a new set of stairs with the correct run and rise for each step?

I moved out March 30, 2024 and just recently received a letter from the landlord (54 days later) with deductions  and reasons of not returning.

Also, will I continue to get the W-2 Tax benefits using the STR loophole if I move these properties into an LLC?

I could have made smarter moves but my mistakes are (overall) still in the black.

We're doing no development, but I've heard many stories about a Phase 1 turning up nothing and big issues (ususally underground tanks) being found once the dirt starts being moved. 

That FHA loan is assumable, so that might be attractive (depending on your rate).You could consider leaving the FHA loan in place and just move into a live in flip.
