I have a couple of properties I am looking to transition out of as I move towards MFR.

Following the advice I found in the book that @David Greene authored, I sent out mass emails to several real estate agents, contractors, lenders, and property managers to see who would reply.

For starters, I would transition my rent collection, leases, maintenance requests to an online system.

Assessed values aren't true appraisals, so "county data says the last appraisal came in at 84k" tells me that the county drive-by (mass appraisal technique) assessed value is 84K.

@Stephen Chu most of what is written in books is for mass consumption and written in generic terms. 

Those other exceptional builders that cant compete in the mass marketplace on a yearly basis become spec builders and the customers come to them that way.

What would you recommend for someone who is starting out and isn’t skip tracing on a mass scale?

I could use my uncle's real estate agent (or any other agent) to find properties to BRRRR on and finally transition from 9-5 employee to real estate investor.Phase VI (2021 and beyond): ?????
