Attorney time, obviously one experienced with family trusts. 

But I've heard highly experienced investors say that if you have a serious legal problem, an opposing attorney will almost certainly be able to "pierce the veil" of an LLC and come after the owner anyways.

@David Constant hey David up until about a year and a half ago that area was experiencing the population.

Experienced investors can also revisit some of the classics or find some newer books and books you wouldn't expect to be on that list!

We experienced that first hand.

Yes you can make a buck on commission, but you don't get an experienced advisor, you have cost, time and money into it, about 1-2k in annuals - and you might blow it all and more making one mistake.Also, take the time to find a good agent.

The units are fully booked through May 2022 at this point and are financially a great deal based on the numbers for the next year.The main risk I am seeing is that the 5 year trends show that small town universities are shrinking in enrollment in general and there is a big move to online courses after Covid.I am looking for input from any experienced investors in the student housing market that can provide any additional insights into my decision.
