Someone in my neighborhood was looking for an apartment with a total of five roommates  and since they seemed like a right fit at that time I moved forward,  they added another roommate later and now want to add another roommate as they are struggling to make payments.

One, challenges excite me and help me to continue moving forward.

I was approached by my neighbor if I wanted to purchase their house since they plan to move in the next three months for new job opportunities.

I started with single family and moved to multifamily.

Currently focused on 4-plex buildings, but plan to move to 5+ in the near future. 

Fort Worth is one of the largest growing markets with many businesses moving here and don't get me started about the amount of jobs created!

If you find someone to move in on March 1, then you would release the previous tenant from all responsibility at that point.Many renters like to bully landlords to get out of penalties.

I can increase my cash flow to $500-$1000 since I will need smaller loan.Other option I have is I can move into the new build and rent my existing property and cash flow $1000 a month. 

I’d like to get him a present, reflecting his success at passing his exam and moving into a new exciting venture but I’m not sure what that would be.Any ideas?
