The property was built in 1931The condition sounds really good, new windows, electrical panels and other renovations, but there are some things that need to be done estimated at $50k and it sounds like that is mostly deferred maintenance.All the units are occupied except for one 2 bedroom and it sounds like it is time for some rent adjustments.

Currently, I have 3 deals going:1) A gut job remodel turning a 1500 SF 3/1 farmhouse into a 3/2 rental with either a carport or garage. 2) A house hacking (my family's current residence) remodel of a 1700 SF ranch style 3/2 into an open floor plan. 3) A mobile home (currently shopping for a deal) rental on an empty lot with a septic tank and electricity already available.

Same is with the remodeling - I estimate that more than 25% of our rehab cost typically is spent on things inside the walls - new water lines, new sewer pipes, new electrical, sometimes corrections in messed up ductwork.
