Some of the economic fundamentals have shifted, forclosures went from almost 50% down to 3%, so thats not a strategy anymore, but in general the message is timeless.Don't waste your time on getting a real estate license.

Especially with everything going on right now no one knows what will happen in 6 month to a year from the COVID crisis and maybe you’ll come across way more deals than most of us are seeing today.

In this case I felt that COVID will not have much of an effect on unit value, simply due to the short term nature of this pandemic and resulting economic downturn.

The total sales are certainly down, but given the outstanding job market and strong socio-economics of the metroplex, people remain relatively unaffected.

If you call around to enough local banks you may be able find a mortgage program that economically acts like a 203k but doesn’t have as much red tape.

In order to protect economic stability in such a hot vacation location there is extensive and strictly enforced leasing restrictions on the majority of SFRs and condos so AirBnB is not an option for many owners.
