There are always pros and cons when deciding to invest in A/B/C/D areas.

Might make sense to reach out to some of the players in your area and set up some meetings.

If you know any information, like a,b,c,d areas and where there are.

I saw some decent rental grade stuff for low 100's.For reference, HUD pays $1210 for a 3 bed, $1530 for a 4 bed in that zip.I would personally call that a C/D area, but south of that is a little better.  

Surround yourself with A-players and NEVER try to turn a B-player into an A player.

You could sell and put the money in a guaranteed CD at the bank and earn more. 

I suspect we'll be finding it useful in the future as we transition from local landlording as a business in C/D-class neighborhoods to the kind of hands-off setup you're doing well in.

No wrong or right answer but IMO I think the best dynasties draft good players (assets), develop the players (assets), and keep them. 

Those that are efficient and competitive will survive, the smaller players can't compete.      

They are in a different category than the legacy, bigger players like Buildium, AppFolio, etc in that they a design-driving team focused on usability around core features smaller landlords need most: automated rent collection, tenant screening, and electronic rental applications.
