Investing in sketchy areas....

Hello all-

I am looking at a few properties, one in particular is fully remodeled, has tenants but after asking questions about the area on a facebook group I am told that gunshots are heard in the area and police are present often.


Is this an area where as an investor one sees opportunity with a unit thats fully renovated and a start to beginning to gentrify an area or an area where you'd rather avoid until more people jump into that ship


Any advice would be helpful & appreciated

    If you are concerned call the non-emergency number at the local police station and ask about crime rates in the area. Drive by at different times of the day or spend time in the area at a coffee shop or park to get an idea of what it is like.

    Often really cheap houses/areas are more problematic.  When running numbers, they look great; but you don't factor in high turnover, more damage, etc.
