So my question is, if you had the money to buy a property all cash, would you do it?

We are looking to buy a home And keep our current home as a rental property.

I don't do flips though, so your cost/benefit analysis might be different than mine as a buy/hold investor. 

I haven't seen one apartment deal work. most are covered land plays for redevelopment. you can buy performing assets that sit on plots of land that can be upzoned.

I'm looking at a property that is in an HOA that does not allow short-term rentals but wondering if there's like structure I can utilize in order to buy the property and rent it. 

Would you lend your own money to someone that is planning to buy an investment property, but has no experience managing one?

I'm in a position where I can using leverage over and over to buy more properties.There would be cash flow in my area because the properties are not expensive however they do not appreciate much and the cities around me are dying and not growing.What would be the risks of using leverage to buy an extensive portfolio?

Our niche is sourcing off-market deals for developers we work with that buy them and build new construction on them.

So you can buy a smaller replacement property but your basis remains what it is today.
