I would research the building code requirements and how demanding the inspections would be; how many permits were applied for in the last year; how would the project be marketed and the cost of materials for that area, the availability of mortgage money (construction and end loans) and last but not least the appraisals for the area.

My thinking is that the deprecation + gas + insurance + maintenance is, in total, much larger of a tax shield than simply taking the standard mileage deduction, at least for the number of miles I drive.My questions are: How do I treat personal miles driven?

And we also have been building a residence with some of the leftover exchange funds, (about $100K) and all the work and materials that we have paid for from those funds is complete, however it's still a work in progress and we don't anticipate moving in to the home for some time.

@Ron Drake None at all but we are not in the ARB area and the ARB area is not that tough in Charleston. as long as you meet set backs etc you have no particular arch style that needs to be done... its market driven this is what the market wants...

I do think we have a few years still in the strong apartment market driven by millennials, and then we are going to convert the apartments to senior housing, which is going to come out swinging by 10 years from now...Thoughts?
