City Vs. Burb Build

I’m meeting with a developer soon to possibly be one of three builders in a suburb of a major city I am also considering but there is not as much land left.

City-data.com shows the major city’s growth as 11.3% since 2000 and median home price of $116K, the suburb city 6.5% growth, $84K median. Developer also says the city is real motivated and may offer builder concessions.

Quick view looks like while the growth of the burb is little less than half big city, the house price is only about 38% less. I’m thinking supply and demand, not enough homes in the burb driving median price up per capita?

Thoughts?
