I want to branch out to the burbs.

Today I had a tenant want me to install a chain at the back door so that I couldn't get in.

In that vein, here are my thoughts on diligence of the sponsor (deal-specific diligence will vary by the nature of the deal, I imagine) - please let me know if you have other thoughts:Verifiable track record of dealsReferences from other silent partnersReferences from management teams / sellers / service providers (all other in the value chain)In-person meeting / management presentation (I'd particularly be looking into their deal-sourcing funnel, their diligence process, differentiation / sustainability of strategy, how they identify management teams for operating ventures)Legal / background checks

I am new and figured my first few will be near home... but branching out in MD, DC, VA, maybe DEL ... are within reason eventually.  

Let us know what the view is from the top of the food chain!

Then as you get more experience you can branch out into other states.

If that doesnt work do what everyone else does and put up a cone/chair/chain/etc.  

They are a branch of my Property Management company (but work independently), so they specialize in rental property remodels. 

The guy in the bank branch sells mortgages, auto loans, and is paid less than the non-depositor as they get walk in clients.
