If you are able to network and get some deal analysis under your belt, you could go for PML (private money lender).

The last few years I have been stuck in the paralysis analysis stage with real estate, I honestly feel like real estate is my passion and is what I want to do with my life.  

Not wanting to understand IRR is telling me that your motivations may lack the discipline and drive to understand such a critical Analysis.

I think that multiple rental units are a good thing but do not get into your feelings and just make sure you do in the beginning is to use your math analysis and doing what is regular is the best way to learn.  

They all have different additional data points that are provided that can add value to your analysis.

Investors are busy and most don’t have time to be mentors, so I’m willing to pay or provide value to their business in a way they would like - deals, analysis, busy work etc.
