Seller refuses to sign Cancellation & Release letter so we can get our EMD back.Other facts...seller does not have a realtor (used a third party vendor to put on MLS); money is being held in escrow by his attorney.

@Brendan BeninghofHave a dialogue with the Vendor and make cleaning-up of the discrepancies {at least partially} his/her responsibility.

After an initial meeting with the vendor, we drafted an offer demonstrating how a slightly lower sale price (8%) combined with a 5-year vendor financing & a capital gains reserve could produce more than twice as much net income as a straight sale at the ask price.Vendor was intrigued, but declined due to a health issue (I had failed to pick-up on this issue earlier and focused on the statements that the vendor was retiring and the property was the retirement funds).We are now submitting a straight purchase (which will take more cash out of pocket for us, but cost less in the long run) at the same price (due to current rent rolls and needed updates, we do not see the asking price as being supported).

This would be a piece of cake if these 3rd party software vendors could provide a transaction dump into Excel or QBO but they like to pretend like they have a good bookkeeping module.

We provided the quote and uploaded the vendors invoice (which you will see on your statement when the bill post this week) and per your PM agreement, added the maintenance charge on your rental statement.
