I'm coming to the area to watch a hockey game and experience the night life (Ann Arbor), but I'll be in the area from Friday to Tuesday, and I am interested to speak with active investors in the area about ways I can possibly support and enhance their efforts.  

Couple of ideas:Money Makes Money Theme: Let them buy a share (or few) of stock/index fund in a UTMA account..The goal there is to, ideally, watch it grow over time.

You can even find them for free and also on YOUTUBE sometimes. 

I've been seeing little duplexes pop up all around the coons area but some aren't fitting my criteria for at least 3 bed for my family to live in so I've been watching the mls, zillow, daily.

(ha our maintenance tech working in our apartment buildings were told never to leave their tools in empty apartments with out locking doors if they were working,, or anywhere, where a tenant could walk by and rip them off.. poof they watch thru peep holes and just wait for the guys to turn their backs.. 

Time for the renovation - the two upstairs floors were manageable; time, effort, a lot of paint, and some minor fixes (thanks YouTube!)

Hello BPI'm getting ready to break the ice with my first property.I've been reading many of the suggested books from the BP community as well as watching videos and listening to podcasts.After 2 mos, I finally found what I think can be a sweet deal.

I discovered bigger pockets one day on youtube, and ever since I have been working my way through all the episodes including the most recent releases. 

The builder's risk insurance would cover the property but nothing else.Do you set up any sort of internet based security cameras so you can watch what's going on at any time anywhere?

if  you notice water coming out of ceiling.. take a screwdriver and puncture a small hole,, maybe several.. grab buckets and let the water seep out..a small puncture hole is easier to fix than a entire ceiling and once it starts to leak it doesn't take long..If it's near a ceiling light fixture watch out !!
