Ours collects our rent each month and deposits it into our bank account; it broadcasts our properties for rent; it sets up a web page for each property for marketing purposes; it collects applications from prospective tenants; it tracks income and expenses; applies late fees, sends out leases, has a tenant facing web portal for tenants to pay their rent and report maintenance issues, etc, etc.  

Given the web based solutions there's no need to.

What a lot of people don't realize is that these gurus dont make money in real estate, they make money with their Youtube Channels, bootcamps, affiliate programs (anytime they say click on this link, you can bet they are getting paid), lender referrals, merch, speaking events, books etc.

The web based QuickBooks is my recommendation.
