A deed has to have consideration to be valid even if it is for administrative purposes which this on seems to beMy guess is this property was an FHA loan that was foreclosed on and BofA was collecting on the FHA insurance with HUD and transferred to them.

If you have that language lurking somewhere, you still have a valid and enforceable contract, including agent compensation unless the agent is fired for cause.I'm just guessing, but if you signed a purchase agreement in July and still did not have short sale approval by October, the agent did not do his/her job properly.

I finally stepped in and helped them start using TenantCloud for basic monthly accounting, as well as a way to help track leases and equipment warranties and maintenance. and am looking to take on more responsibility soon.Looking to learn as much as I can to help manage their investments, improve their cashflow, and understand how to evaluate a property for myself as well as for my parents to help them diversify their portfolio with properties outside of this complex.Thanks,Alessandro

Plus you can buy a home warranty if you were truly concerned (even though they will make you pay somehow), they do cover some cost if you just wanted peach of mind and budget.

I've seen maybe one instance where the person was getting a divorce and had to provide some paperwork showing it to be valid so they could consider that person an owner occupant.I've seen first-hand people get tagged for the $10,000 fine for violating the first look policy.
