My family used to own a vacation home in PA many years ago so I sort of know the Pocono area a bit. 

Some things I wanted to implement such as asking for a security deposit (in the estoppel there stated that there was no security deposit given to the previous landlord, and changing the parking spots).

You want to facilitate the type of recreation your area supports so if it is beaches don't forget beach chairs,  You are basically hosting 12 vacations a summer.   

Seeing as this would bring a great element to anyone vacationing to MB looking to stay in an Airbnb. 

Thank you for taking the time to comment.I should mention that it has been about 2.5 years, and the nail came through the middle of one of the pieces, practically shattering it (don’t really know how else to describe it).There are also a few spots where the installation doesn’t seem like it was done properly as the vinyl pieces have moved away from each other, creating open spots.

Those spots fill quick. 

I am trying to help a client plan for an exchange while I am on vacation so not much time for research.

For a little context we bought our first home in Nashville 11 years ago, and have been working hard to put some of our equity to work on a 2nd home east of town nearby many of the State Parks and spots we frequent as a family (about 1-1.5 hrs east of Nashville), plus list the property as an STR.

I am looking to getting into becoming an Air BnB spot, and possibly house hacking a duplex.

I see the steady cash-flow from many of the vacation properties in that area.
