Hey Connor, Airbnb is great when you are treating it as a true vacation rental (1-10 day stays).

When we evaluate a deal we never look at appreciation, we treat it like gravy when it does occur. 

We aren't even sure you know how to analyze a deal, how are you going to treat a contractor we refer to you?

Then figure out how you are going to proactively protect your self (really good inspection, additional cash on hand, round up in repairs, get solid contractor quotes,strict tenant screens guidelines, treat tenants well so they want to stay, etc).

Now that I know more about real-estate and still learning all thanks to PB, I want to make sure I'm, not the landlord who does not care about there tenants and does not treat them with any respect; just as my landlord.
