What's your estimated return on the project and total timeline from buying the lots to selling the finished product?

@Andrew Wydra I personally think the time line is much longer than 2-3 years and I have a couple of thoughts as to why.1).

But I agree, investors are concerned about their budget and timeline.

I explain to them time line, I will address issues, but no til x day/s when y situation occurs, it will be addressed.  

Thanks all, if i ever use a contractor again and every time i SUBcontract (when am a contractor)  will ALWAYS get their insurance certificate and/or policy # and call to verify active coverage.now i'm paranoid what if if my contracto or subcontractor's insurance lapses over the months while the contractor is performing work - how often is enuf to check that the contractor or subcontractor's insurance hasn't lapsed during the timeline of their work?

However, things went downhill from there -- his communications were not detailed, he provided no timelines (we were out-of-state investors), and it took him 48+ hours to respond to our most basic emails.I made the difficult decision to part ways and it was the BEST decision we made. 

She doesnt have much money or credit for that amount of a house at least or prob for any house at all.Its bringing up the emotions that you are kicking me to the curb etc since she built up this airbnb business that works for her  (( also have a reverse 1031 I am trying to get in the timelines for)

Yes, the gain would be deferred in that case, so long as timelines for the exchange were met.
