In LA county, California :)What are the pros/cons?  

It's becoming much harder to find good cash flow deals now, so while we're still watching what gets listed for sale, we figure we probably won't buy much (if any) more until the next recession (with the exception of likely doing a 1031 to get rid of our CA triplex). 

I moved to Nevada for work and could not sell my house in California in time so I got with a relative of mine, which is a realtor, and we started the whole search for a tenant.  

The most previous landlord was one of the girls fathers (I did not call him since they are related), and they both lived with him in Southern California.

California most commercial agents use AIR leases.  

I learned of BP's when listening to another real estate podcast that had Brandon and Josh on a year or so ago and was hooked on the way they looked at things.I'm currently in South Lake Tahoe, California and own a triplex.
