3 month inspections/ problems with tenant

Hello there,

So to start this off.  I moved to Nevada for work and could not sell my house in California in time so I got with a relative of mine, which is a realtor, and we started the whole search for a tenant.  We created a rental agreememnt/contract and proceeded to go through applicants.  We did background checks on all applicants and picked the best looking one on paper.  We started the whole process and signed all documents.  Done and finished. Also i inserted at the end of the rental agreement that a 3 month inspection must he performed every three months and we both sihned and intialed that statement.  Now here is a time line of all the problems that we have had;

1)  First months rent was late.  He paid the late fees and rent and we were good.

2) A pit bull was purchased and was not notified of the dog, not by a phone cal, text, email, and it wasn't documented on the rental agreement.  It took mlabour a month and a half to get the dog insured and the necessary deposit to be given. But all is and was good.

3) First 3 month inspection we could not do a thorough inspection due to the family sleeping and it being dark.  This time worked for the tenant and me but I told him I need to do a thorough inspection next time during business hours and we both agreed.

4 and last) I need to perform a 3 month inspection as stated on the rental agreement. I have left numerous emails, voicemails, and finally a registered letter, which got there attention.  3 weeks later and right after reciving the registered letter I receive a voicemail, stating they do not see why a 3 month inspection must be done and he doesnt want it performed. Basically he is refusing me entrance to the property in question.

Sorry this is long winded, but I want you all to know the circumstances.  Now my question is How do I proceed from here and what are the necessary steps I should take.  This whole time I have worked with them and been very professional and curtious. But now I feel like something is going on and my investment is not being taken care of properly.

Any help would be greatly appreciated.
