considering the recent consolidation and the limited supply do some of you seasoned professionals think it may be “too late” to start a MHP ownership career now?

There doesn’t seem to be much available supply and a lot of demand so it appears there is very low cash flow per door in small MF vs SF.

Like the stock market the Real -estate seems complex breaking rules that have been followed in the past.The area I am in is still a sellers’ market priced right an offer on the first day maybe 2.SFH for rent are renting in the same fashion that I have never seen!

@Andrew PenschThere’s so much cash flowing in the system + record low interest rates + low supply that I think it should keep supporting this hot market.But to your question, a lot of agents are offering 3D tours or virtual tours these days.

I second the notion that if the government is going to supply relief it needs to be all encompassing. 

Just as an example, a friend of mine was the resident manager at Kihei Alii Kai in 2015 when a first floor unit had a supply line leak resulting in similar conditions.

There's not much of a supply in Bucks County when it comes to duplexes, triplexes, and fourplexes, but you can also start with single family homes depending on your specific situation.

There was a webinar feature on BP with an investor in South Jersey and it was mentioned that in S Jersey in the big tourist areas that there is a major supply for short term vacation rentals but not really for long term rentals which makes it a great opportunity to invest in!

What are realistic expectations  of returns for simply supplying capital?
