If you're really looking to just place the capital and have nothing to do with the decisions or operations, you're really describing more of a RE hedge fund or other professionally run fund that targets a certain geography and strategy.I know of one local to me - minimums are in the low $100k's range with minimum 1y commit and bonus payouts for larger amounts and longer commits.

Just make sure you do your due diligence and work with an operator that has been around a while with a good track record and has a strong management team and good construction work.

Account Closed Spec home construction lending, at what point will banks loan

I pay 4.75% on construction loans from my bank, who currently allows me 4 specs, I have another bank in my back pocket who is committed to 3 specs at 5.75%, it took me months to find the right banks, but all I can say is start with the little community banks.
