I am looking to build a 750 sq. ft. house ( a 2/1 specifically) and I just want to get a rough estimate of the per square foot cost?

How would we get a hold of that specific tax lien-is that even possible? 

Offer 3% less than you would with a buyers agent and make it a specific number with no zeroes. 

Can anyone recommend a strategy or a specifIc lender that can work with older Australians?

It's fun throwing around numbers and percents and formulas but this is how you actually figure out your costs when you have a specific deal your underwriting.

I would add that it's not a problem for banks with agents specifically, but any profession where you have 1099 income as opposed to W2.

@Precious Thompson I’ve never heard that term specifically, but the property is being used for something it’s not allowed/zones to be used for.

I have read lots about a property needing to be 5 units for the banks to view them as a commercial operation, but this is always referring to the States, but I don't know if this applies to Canada, specifically BC. 

I see that you specifically mention "sale of the property" which would make a reasonable situation.
