As someone who regularly sends out several hundred hand written envelopes a week, I'm also very interested in this question

I'm completely hands off as my property manager takes care of everything.

I've been bingeing on both podcasts and reading every book that I can get my hands on.

but i also want to make sure tax reporting will be simple.  

Our lender did not know off-hand when we asked regarding this.

Now I have no problem getting my hands dirty and I'm not afraid of having to fix a property. 

How does the process works in simple terms, like if you were to drive for dollars and come up with about 50 leads or so do you just go ahead and send off the mailings to the address or is the a process in between that I am missing?

She and her husband own a handful of rentals in the area too.

We haven't signed a new lease agreement since the property was just handed over to me, but she's already 2 1/2 weeks late on the rent.
