The vents can be a small grate with screen/mesh behind it to prevent critters from entering the crawl space.

Even with that stated our vacany is extremely low and the best item is that the tenants tend to stay for years.Not uncommon to see limited income and low debt so the screening can be a bit different.Overall the 55 plus market has offered good returns with low turnover, minimal repairs, and great stability.

In addition I would never bother screening a applicant that needs to move the same month they are applying.

I would definitely add some steel grates and wood lugs, maybe a screen and tiles or stones on concrete area.  

And, the echo chamber narrative is never buy unless the asset cashflows a minimum of $150 per month as if that's the predominant blip on the radar screen.

Finally got my first deal done it was a estate sale just get got word back from the attorney here in Washington D.C. soooo excited to just see the process from beginning to end (from demo to tenant screening) this is a JV w/ experience investor it took me about 6 months to get one.

When screening, in addition to making sure they can pay rent, you also want to choose tenants that will stay a long time.

@Alex Wasilchuk  The 1% rule is just a screening tool and should definitely not be the sole criteria for which a house is included/excluded.
