At first, I thought maybe I should start as a bird dog since it's easier, but then you look at the details, you only collect hundreds of dollars as a bird dog, while you can earn thousands by just doing some contractual work.

I would also have a check out list that is room specific--make them know what details you want looked at--we got back a new refrigerator with two cracked crisper baskets ($56 each) because the manager just opened the frig to see if it was clean, but did not see what we did--I made them charge the tenant for both to be replaced.

You can get as detailed as you want with the the list from the title company.For example you can say I want a list of Pre-Forecloures that will be foreclosing all within the next three weeks, 60% below LTV, all in Kansas City, AL etc...
