Lease for a mobile home park.

I'm in major need for some guidance. I'm needing a detailed contract that will help me write my own to rough draft for my lawyer. I am needing it to include a clause about how long this lease is for and if something was to happen to us what would happen to the contract and all the mobiles that would be on his property. We will have a clause stating if he ever wants to sell it then we have first options and possibly set a price right now. We want to take full control of this park. It's been condemed and vacant for many years. It's perfect for my needs and we are delighted to make this work. We've purchased 8 houses this year. We are selling two and renting the rest. I'm an appraiser so I know what deal are and the properties and history is within minutes. I just need help with this contract. Some of you pro's that have done this before please guide me so I can present it to him and we can move forward.
