Good afternoon,

I'm looking to quickly get into REI as a wholesaler. I want to actively find and enter into binding contracts with sellers.

Should I give every seller $10 deposit in exchange for the real estate sales contract? I read about that.

I live in northern NJ. Anyone from here? I'd like to attend meetings and things of that nature. I'm looking forward to diving in this business. There's not much investment, if any, required to start as a wholesaler, so why not? My main concern is getting ripped off by rehabbers. I'm sure there are some shady guys out there, how can I prevent a rehabber from cutting me out of a commission fee? And what do you think the fee should be?
