One has been evicted leaving a house in major need of repair.I have recently found that finding a contractor seems to be impossible,  any tips on how to find a reliable carpenter/ contractor?

If I had a SFH for rent in the above listed areas, from your experience, will I find a reliable voucher renter?  

FHLMC High Balance doesn't have the best interest rate pricing much of the time, but that's the only place I can send it, so that's what we're doing.Scenario 2: You need the most competitive interest rate pricing you can get that closes reliably in less than 30 days, and are otherwise well qualified with solid credit etc.

Long-term presumably means that there haven't been issues between the tenant and landlord so it's safer to assume that you will reliably get your rent each month.
