Suggesting that someone fork over $10k+ of their money, however they earned/obtained it, and hoping that they default for the sake of your own profit is bad business and reflects poorly on anyone who calls themselves a real estate investor.

Lots of these guys got $100k from the insurance company and then did less than $2k of actual work...The major problem is that the tax assessor and property appraiser have to adjust the value of the home to reflect the report stating "can not rule out sinkhole activity".
