We would like to replace my wife's salary in the next few years with passive cash flow so she can raise our kids full time.

We loved it because great neighborhood and 2600 sq ft (later extended to 4000) in which to raise kids (and all their friends). 

Right now the rental market is so strong that if I do buy in a city that charges it, I will have no problem raising the rates and passing the cost on to the renter.

Am I allowed to raise their rent without having done any renovations/improvements to the apartment?

Is there is  other ways how I can raise the capital for future investment?

First off, I'm fairly new to BP forums, so this might not be in the right forum, so admins, feel free to move it wherever It belongs :)My question: How would one goes to raise capital by creating a company (that will buys and holds property) and selling private share to friends and family?

I fell stuck but know there has to be a way to raise the funds needed or to get my loan through.

BUT I GET TO PICK WHICH TAKES PRIORITY.Thank god for my wife who has encouraged me to make this decision even with three kids at home to raise.
