Creative ways to find my first rental

Hello,

I have been reading and learning everything I can to be prepared for this new path of my life. I want to buy and hold properties. I currently own my home and have a good amount of equity in it. My problem is I did not claim enough money (I'm a server) last year. As a result I am being denied a cash out refi of my house, even tho my monthly payment would be lower then it is now (no PMI). I fell stuck but know there has to be a way to raise the funds needed or to get my loan through. I'm looking to use the cash to buy, in full, a rental. I cannot mortgage because my income is to low.
