Again, on the surface it appears that breaking into the MFR market would be expensive and quality deals would be very limited.

I'm definitely not concerned with giving them quality service since this will be my primary market, I was more concerned that the relocation company would have the final say of who they could use as an agent.

It seems like SFH and MFH housing depends a whole lot on quality of construction and aesthetic appeal, as houses on the same street price and sell for such different amounts.It seems like a nice Quadplex would be nice, but there is an argument for a Duplex.

Even their website and portal is high school quality compared to other firms. 

In my opinion, SE ROC = higher quality housing = more capital appreciation = more desirable places to live = happier tenants = higher rents.  

It's in a file a market do you like where there is a need for not just Rentals, but quality retail ready Rentals (that gives you a niche), The economy is solid, rents are up and vacancy is down.

I'm gathering from Rob's question on location that the quality of tenant, renter traffic, etc. have been part of your consideration.

I would also be extra diligent in screening because you are at risk of taking anyone to fill a vacancy, which is a classic mistake.
