Within that, I have lenders that I work with that range from 12-month, to 6 months (most common), one that does 3 months and another that will do no seasoning as long as you can show that you completed rehab to the property. 

And 2 of the other higher rents are for 3 bedrooms homes ($3,350-$3,375).Therefore, I wouldn't count on the higher range of rent for yours.

Hi I would like to know if $20k would be enough to get into wholesaling real estate (virtual out of state wholesaling) and with that budget is it possible to close on my first wholesale deal within 30-90 days?

If not would it be possible to start one that does.  

If they are working and the kid is in school this is not likely but always a possibility.

I can give you an example here in Florida in my market you can find a great Duplex or 3-4 Unit Multifamily in that range of $300K to $550K.

Is this actually possible and has anyone here actually bought a property with no money down?

Possibly, if you can find a private lender who will lend in the second position, that might be your best bet, but they will most likely want a return higher than 2%-5%.
