@Steven Hamilton II I got to 43% within 39.6% highest bracket Federal individual tax rate plus the Obama health care tax of 3.8%, and did not add in the 15.3% Social Security Tax, which would make the total even higher at 58.7%, not including state and local income tax which obviously varies from state to state.

@Anna Ahhee , your plan to enable people with poor credit to buy homes was already tried - the result was the credit crisis, mortgage default and foreclosure crisis of which we are still recovering.As result of above, we have Dodd Frank Act, SAFE Act, and Consumer Financial Protection Bureau, result of which is that people without good credit can not obtain home loans.Here is the lowdown.

The materials mentioned are probably all good, but laying anything over a poor foundation problem won't solve the problem and if it's allowed to continue, you'll need to live with it or fix it.

@Bill Gulley@Jeffrey Goldman@Micah Copeland   its exactly these questions and the responses that are really give wholesaling a bad name here you have someone who wants to do this but does not really know what to do but is ONLY worried about him getting out of the deal no worry for the poor seller and the predicament you could put them into with your basically false contract.. then others who think its perfectly ok to just stick Wiesel clauses in these deals while you throw up a bunch of crap and see what sticks... what ever happened to being honest forthright and getting your ducks in a row before you start...

@John Thedford those cracks you see might just be poorly fitting seams that are easily detectable.
