Until last year I never considered new builds as the delta was too large.

Just finished a new studio unit last week and furnishing/decor + security cameras and locks was about $6,500.

Also, if you're blowing up the brokers phone 24-7 instead of setting up a follow-up call every 24-48 hours or so, you might be doing yourself any favors.

Appreciation seems to be the play and I believe Nampa has seen an 8-9% increase since last year.
