Do You guys Have a reputable contractor that can pull permits in Reading PA?

We are 25 year olds that became friends at Hamilton College and now have accumulated funds to where we are looking to buy 1-3 properties in the next 5 or so months to kick off and scale our investments together.  

I was first exposed to the concept of RE investing a few years ago while I was a junior in college, when I got the chance to shadow within a commercial real estate firm.

Then you want to incentivize your PM towards finding tenants that are likely to stay long-term (this weeds out college students and recent transplants and divorcees), conducting regular inspections, and maintaining tight standards over the properties (regular spot checks for grass cutting, timely correction notices, etc).

And yes, we're a little regretful about the LLC, it was mostly done trying to protect assets on college aid forms.

Problem is, getting SF permits is a nightmare so timeline could be 1 year. 

For context, I'm in negotiations on a property that has been running a rental for over a decade without the proper ADU permits.
