They get an investor interested, then find a property and sell to an investor, then the Morris Invest team performs the improvements and places the investor in touch with the recommended property management company. so really, they don't hod the properties, but are turning them over asap and only having to put minimal amounts of their own cash to get the very low cost property.

I will probably do a mix of putting together investment property deals and land deals going forward but am curious about expanding and doing something different.I am curious from others who have left their W2s if there's any "I wish I had known this" advice - tax strategies since my income is way higher now than it will be next year, getting a performance coach, attending any particular conferences, etc.?

It's purely an indication of past performance, or a wildly optimistic pro-forma.
