Guest House counted as Bed and Bath?

I'm looking at doing a BRRR on a SFH built in 1949 on pier and beam foundation. Foundation has had recent repair performed. It is 2 bedroom, 1 bath that has a storage building in the backyard that has been converted into a guest house with a kitchen sink, toilet and shower set up. The owner has painted most of the interior but the repairs needed include full bathroom remodel, kitchen counter and sink, oven and refrigerator missing, and guest house remodel/upgrade. My question, would I have trouble renting this place?
